State law requires communities to adjust their tax rate when assessed valuation changes. When assessed valuations go up, communities are required to roll the tax rate back. When assessed valuations go down, communities are allowed to roll the tax rate up in order to generate the same level of revenue from the prior year.
Thank you for visiting the City of St. Charles Website, we want to answer your questions regarding the Projected Tax Liability Notice you recently received. Due to the passage of Senate Bill 711 (SB 711) by the Missouri General Assembly in 2008, the County Collector is required to provide this notice based on a preliminary assessment book. The intent is to notify you of the potential tax liability due to a change in assessment.
Is this an official Tax Bill?
No, this is not a bill, DO NOT send money. This is the approximate potential projected tax liability for the coming year. The intent is to notify the taxpayer of the potential tax liability due to the change in the assessed value of their property. Actual bills will be issued later in the year. The City Council will set the Actual Tax Rate for the year in August of each year.
How was the Assessed Value of my Property Determined?
St. Charles County Assessor’s Office provides the Assessed Value (AV) for your property. By state law, the AV’s are to be a specified percentage of Fair Market Value based on the property type. For more information on the AV of your property please call (636) 949-7431 or visit the St. Charles County Assessor's Website.
What factors determine my Tax Bill?
3 Factors go into determining your tax bill:
1. The Assessed Value.
2. A Tax Rate set by the City Council.
3. The Tax Rate is then applied to the Assessed Value.
